I was recently invited to attend a presentation to the top real estate agents in the Crested Butte area to get a preview of the new Cimarron Mountain Club.  This is a new ski development in the Cimarron Valley, between Gunnison and Montrose with 30 powder skiing homesites for sale.

 

Private Powder Cat Skiing This project has roots in the Crested Butte area as local John Norton is an advisory Board Member.  John lives in Crested Butte, and has tenure in the ski industry – he was the CEO  of CBMR for 2 years and COO at Aspen for 11 and is involved in the launch, marketing oversight of the Cimarron Mountain Club.  The board of advisors is a virtual who’s who of the Colorado Ski Industry – Andy Daly, former president of Vail Associates and current mayor of Vail; Bill Kane, who at Design Workshop planned more mountains in North American than anyone else; and Eric Calderon, who opened The Little Nell in Aspen and brought it to Five Star, Five Diamond status. Johnnie Stevens, former COO of Telluride, is riding herd on the project as GM.

Dave Wiens who is a Mountain Bike legend having won the Leadville 100 multiple times (including beating both Lance Armstrong and Floyd Landis after each had recently won the Tour de France) and lives in the Crested Butte area is designing the mountain bike trails. Ross Matlock is designing the Nordic trails.

The concept is a year round mountain playground with approximately 30 lots available to families for purchase. Cimarron will not be open to the public – the land is all private and 85 of the ski terrain, and infrastructure is already done (they have an impressive Trail Map printed).  As noted Summer recreation includes hiking and mountain biking, fly fishing on a large lake and ponds with 20″+ trout, and elk hunting in the Fall. They are promoting their great Winter powder cat skiing “ace in the hole”.  It was noted that there is slightly more ski terrain than Aspen Mountain. They don’t get Irwin’s snowfall but they have better exposures and are quoting 300 inches per year average snowfall – that is a lot of sweet powder!  Full pricing and subdivision map have not be released yet, but they discussed pricing in the $2.5M – $3M Range — approximately $1.75M for 35 acre homesites, and homes construction estimated at in the $1M range (max building envelope of 4,000 sq. ft).
