Best Time to Sell Your Crested Butte Home
I often get asked: “When is the Best Time to Sell Your Crested Butte Home?” There is no right or wrong answer, and it has less to do with the market and more to do with the disposition of the Seller. After all people buy and sell in up, and down markets – there is more activity and transactions in rising markets.
I work with many clients that have enjoyed their Crested Butte home for years, but now they are excited about the next chapter in their life.
Kids grow up, have families of their own, and get very busy with their lives and their kids’ lives, and they cannot find the time to get back to the mountain home regularly. It can also be tough if the new young family is not in close proximity to the Crested Butte home and unable to afford the airfare or travel time to get to Crested Butte. Many older couples I have worked with have sold their homes so they can buy a permanent home closer to where their kids and grandkids live. Others are buying a second home closer to their kids and grandkids.
I had a wise friend say to me, when he recognized changes in his life, “Things change but the river keeps flowing…” Many times, what is around that next bend in the river that we cannot see right now offers calmer waters, and is a beautiful destination. It can be hard to embrace change, but harder to fight the inevitable. You may stop and consider the option of going with the flow and seeing that there are forces that may be guiding you. Stop, look, and listen.
Why Are You Considering Selling Your Crested Butte Area Home?
There may have been a major change in your life (or with your spouse) – financial, health, family related…
You may find that your second home is getting used less and less. Perhaps it is falling into disrepair, or it seems there is always something that needs to be fixed. Many families have enjoyed spending time at their second home in Crested Butte, but once the kids grow up, move to all parts of the country or world, get married, and have their own kids, it can get hard for some to find the time to spend vacations together in Crested Butte regularly.
Are You Sure You Want to Sell Your Crested Butte Home?
If you are not really sure, then you may want to hold off until you are. If you are not motivated to sell your mountain home, then you will only go through the motions, and your home probably won’t sell. You may get frustrated with the process, and may not do the things you need to do to help ensure your Crested Butte home gets sold for the highest price.
I suggest potential sellers think about “the next chapter in their life?” … if you answer “Yes” to any of the following personal questions you are probably ready to sell:
- You have not been to your Crested Butte area home for a year.
- You have not invited someone to be a guest in your Crested Butte home for two years.
- Your kids and grandkids have not visited for over a year.
- Your old Crested Butte friends have moved away.
- A day of adventure in Crested Butte is now going out to lunch and/or dinner.
- You cannot name five people in Crested Butte you would call when you are there to have dinner or go for a cup of coffee.
- Your age or health is a concern in terms of being able to do the things you or your spouse used to do safely.
- You or your spouse are scared to ski because you fear if you fall you will get injured or get run over.
- You or your spouse are scared that while walking or getting out of the car you may slip on the ice in the winter and get injured.
- The altitude bothers you or your spouse and you cannot sleep at night or have trouble breathing.
- Where you once saw winter beauty and adventure, now you see cold and danger.
- You are thinking of ways you would use the annual costs to own your Crested Butte home and the proceeds from the sale of your home on the next chapter in your life.
Selling Your Crested Butte Home in a Rising Market
Selling in a Rising Market is easier, and “everything is funny when you are making lots of money…” but seller’s remorse is common when sellers think they left money on the table. Getting greedy is worse, and as markets rise and fall, a greedy seller may miss the highs, and then start chasing the market down.
